Monthly Market Update
August 2015 inventory drops as prices continue to climb! The active inventory of properties for sale in Sarasota and Manatee counties continued to drop in August 2015, while the median sale prices skyrocketed over last year at this time, demonstrating a strong seller’s market in the region.
According to the Realtor® Association of Sarasota and Manatee, the inventory of single family homes and condos fell to a combined 3,303 in Sarasota County and 2,534 in Manatee County. This compares to 3,745 last August in Sarasota County and 2,724 in Manatee County, or declines of 11.8 percent and 7 percent, respectively. When the market reached an equilibrium between buyers and sellers in 2013, there were roughly 5,500 properties for sale in Sarasota County and 5,000 for sale in Manatee County. Those figures have trended lower for over 30 months, and the current level represents about a 40 percent drop from those recent norms. Click here for entire report and statistics.
Sarasota’s Mexican Restaurants
Growing up here we can’t count the amount of times we went to the Sarasota staple El Adobe for some of the best chips and salsa in town! Last May after 40 years the owner decided to retire and sell the building. Locals came out for their last taste of their favorite combination plates and washed it down with those famous margaritas! So we started our quest for finding our weekly Mexican fix and here is our insider local list!
Down South Sarasota
First up is El Toro Bravo another family owned and operated that is celebrating their 10 year anniversary this month! El Toro Bravo provides small town warmth and charm by delivering friendly service with exceptional Southwest Mexican food. Head Chef Ruben Caban personally travels to the markets to handpick only the freshest and most colorful produce for his dishes. We rate El Toro Bravo the Best Mexican in Sarasota! Make sure to make a reservation, it fills up quickly!

New on the Downtown Scene
Servandos will be opening up in former Darwin’s space this Fall. Matt Dively, Sarasota native and owner of BluQue Island Grill on Siesta Key, will open the new Mexican restaurant this November in the historic 4th Street building. According to Dively, he plans to show off the restaurant’s brighter, more colorful interior with a Halloween party before officially opening in early November. Looking forward to trying Servandos in the Rosemary district soon!

Mr. Tequila Cantina opened just last month in the shopping plaza located on the SE corner of Bee Ridge & Cattleman. We went with a big group on a Sunday night, and we all enjoyed the food. Big portions as most of us took more than half home with us, colorful decor, great for kids & large parties and not to mention a great margarita to wash down the tasty chips and salsa they serve! Last but certainly not least is Fuzzy’s Tacos a franchise out of Fort Worth Texas has quickly become a favorite! One focus that sets Fuzzy’s apart from the pack is their breakfast menu. The eatery opens at 7 am Monday through Saturday and at 9 am on Sunday, serving breakfast burritos, tacos, huevos rancheros and migas-scrambled eggs mixed up with fixings like strips of tortilla chips. They also have an impressive bar with many hanging flat screens perfect for NFL Sunday afternoons with drink specials! They also have a happy hour from 3:30-6:30 or Fuzzy’s Late Night Specials, 10pm-12am Sunday-Thursday.
